IT IS IMPORTANT YOU READ AND ACKNOWLEDGE ALL OF THE FOLLOWING TERMS AND CONDITIONS PRIOR TO PROCEEDING WITH YOUR RESERVATION REQUEST.

This reservation request is not a guarantee as to availability until a "vacation specialist" contacts you to verify the units status, and your eligibility as outlined below.

We book weekly stays from Saturday to Saturday, but other days may be possible. Prices and units subject to change without notice. Advance bookings may require a longer stay than the minimum listed. Any stay less than 1 week is last minute only and must be at least 4 nights.

CONFIRMING: You must return all forms signed with a form of payment by the above date or your reservation will be cancelled.

PAYMENTS: To reserve we take a 25% down paymenet with the balance due at check-in. There is also a $300 refundable damage deposit due when you arrive. We accept traveler's cheques, cash, debit, Visa/Mastercard or Discover Card for payment. Checks are accepted only if received more than 2 weeks prior to check-in date. No personal checks accepted at check-in except for monthly stays or longer. Payments only from the contract holder, No 3rd party payments. Guest who fails to make payment of rent at the agreed-upon rental rate by the agreed upon check-in time, will be subject to eviction which may incl. law enforcement. FL Statute 509.141

(Spring Break weeks March 17th to April 14th and 4th of July week rates will include an additional 10% fee.)

SECURITY DEPOSIT: $300 security dep. Visa, MC, DISC or cash is required. All damages in excess of $300 deposit will be charged to Guest's credit card upon departure. A detailed explanation of all damages charged to Guest's credit card will be provided to Guest within 30 days of the charge. Guest by signing below agrees that Siesta 4 Rent shall have the right to charge Guest's credit card for all damages without further acknowlledgement by Guest. If guests uses cash these monies will be returned within 30 days of departure.

LODGE TAX: This is a 6% service charge that Siesta 4- Rent charges on all rentals.

PET FEE- Units allowing pets: a $200 pet fee will be added to the rate/guest MUST DISCLOSE at time of booking. If caught with an UNAPPROVED PET, reservation will be terminated.

REFUND POLICY: Guests may cancel this agreement and are entitled to a full refund minus a $75 administration fee (plus 3% of deposit amount if a credit card was used), if cancellation is made 90 days prior to arrival. If cancellation is made within 90 days to arrival, no refund can be offered. If booking within this 90 day period, your deposit is non-refundable. If for any reason the unit becomes unavailable for your reservation period, Siesta 4-Rent reserves the right to locate another unit for you or provide a refund.
No refund or reduction of rent will be issued for mechanical failure of Air Conditioning, Dishwasher, Washer/dryer, TV, Pool Heater, or other appliances.

HURRICANES: Trip insurance is recommended- online agencies are available,
Should you cancel due to a hurricane you have 3 options:
1. Cancel and lose your deposit. 2. Reschedule in the same unit within 2 months and retain your deposit. 3. Arrive and should a mandatory evacuation of Siesta Key occur, we will credit you the nights of the evacuation.

PARKING: ALL 1 & 2 bedroom condos are provided with 1 PARKING SPACE ONLY.Homes and duplexes may have parking for more. Please see descriptions.

UTILITIES & FURNISHINGS: All units are fully furnished, and contents will vary. All utilities are incl. unless specified. Phone includes all local calls free of charge.

GUEST RESPONSIBILITIES: Guests agree to report any damages they find or cause immediately to Siesta 4- Rent. Guests assume all responsibility for any such damage caused by guest and for any behavior of self and their guests and agree to abide by all rules and regulations of condominium or development.

ALL UNITS ARE NON SMOKING :Guests agree NO SMOKING in units. Any guest of Siesta 4 Rent who, while on the premises illegally possesses or deals in controlled substances, intoxicated, profane, lewd, brawling or disturbs the peace and comfort of other guests or the reputation, dignity or standing of Siesta 4 Rent, will be evicted from the unit, failure to leave may result in law enforcement involvement. Failure to check out at the agreed upon check out time and date, will result in eviction per FL Statute 509.141. The admission to or removal from such unit shall not be based upon race, creed, color, sex, physical disability or national origin.

OCCUPANCY: NO ONE under the age of 25 may rent any unit. Any occupant under 25 must be supervised by a parent or legal guardian. Should we find underage occupants in any unit not supervised by a legal guardian or excess number of people (more than listed on rental agreement including babies) you will be asked to vacate unit and will forfeit your rental amount paid.

RETURNED CHECKS: Guest shall be responsible for a $45.00 check fee for checks returned.

KEYS: Guest agree to return all keys to agent or pay a re-key fee up to $ 200.00. If a guest gets locked out , there will be a $40.00 key delivery fee after hours.

CHECK-IN is 2pm -4pm NOTE: High volume weeks units may not be ready by 4pm, you may not enter unit until Cleaning service is finished or the cleaning service will leave.
CHECK-OUT is 10am day of departure NO EXCEPTIONS Keys must be returned to Siesta 4 Rent office by 10am or charged a late check-out fee of $50

AFTER HOUR CHECK-INS: Should you be arriving after hours, Sundays or Holidays. You will need to contact our office prior to your day of check in to arrange for key pick up. We have a security box on the front window of our office, you will need a code. Then you need to come in the following day to pay your balance.

LIABILITY: SIESTA 4-RENT, INC. ASSUMES NO LIABILITY for any injury resulting from any dangerous or defective conditions existing on this property. Should any such conditions be observed by guests on the property, guest shall notify Siesta 4-Rent immediately. All units are independently owned & insured. Guests assumes all responsibility for any loss of personal property while in the unit.

MAINTENANCE, EQUIPMENT & CARE OF UNITS: Each unit is equipped with (Linens, pillows, sheets, blankets & towels) Small appliances such as clock radios, blenders, coffee makers, toasters, microwaves as well as most have full kitchens. Cleaning detergents are not provided. 2 rolls of toilet paper and 1 bar of wrapped soap per bath are provided for your startup. All units are equipped with cable TV and local phone service only. Beach towels are NOT PROVIDED. All units are independently owned and furnished, contents will vary. We do strive to achieve cleanliness in our units and to maintain all equipment in good working order. Should you experience difficulty, call Siesta 4 Rent office as soon as possible so we may correct the problem. Any repairs will be scheduled immediately upon guest reporting a problem.

POOL HEATERS: Pool heaters are set at 84 degrees from November 1st to April 30th but temperature is not guaranteed during cool weather. Pools may take a few days to recover to 84 degrees after cold nights. Heatpumps will not produce any heat if the temperature falls below 55 degrees and are only set to run during daylight hours. ALL SPAS ARE NON-FUNCTIONAL AND ARE AT POOL TEMPERATURE.

GRILLS: If your unit has a grill (most do not) then the guest is responsible for filling gas & cleaning grill after use. Charcoal grills need to be cleaned and coals discarded properly.

UNITS w/ INTERNET: Siesta 4 Rent is not responsible for tech. support

GOVERNING LAW: This agreement shall, in all respects be governed, construed, applied and enforced in accordance with the law of the state of Florida and all parties agree that the venue of any action to enforce this agreement shall be Sarasota County ,Florida. Attorney's fees: should either party employ attorneys to enforce any provision hereof, the party losing the final judgement after an appellate action has been completed or the time to file for an appeal has expired, agrees to pay the prevailing party all reasonable costs, charges and expenses, including attorneys fees, expended or incurred in connection therewith.

CHARGES: Guest by signing below hereby acknowledges that guest has read the above rental agreement and agrees to all terms of this agreement. The undersigned hereby authorizes Siesta 4 Rent to charge my credit card for all charges arising from my stay at this property, including but not limited to unpaid rents, damages / lost rents due to damages, lost keys or unauthorized pets.
