 Rental Policy

Please read carefully

Property to rent:  Windward Pointe 903 WP 903

 
IT IS IMPORTANT YOU READ AND ACKNOWLEDGE ALL OF THE FOLLOWING TERMS AND CONDITIONS PRIOR TO PROCEEDING WITH YOUR RESERVATION REQUEST.

1. This reservation request is not a guarantee as to availability until a "vacation specialist" contacts you to verify the unit's status, and your eligibility as outlined below.

2. No rentals will be made to singles under the age of 25 unless accompanied by parent or guardian. Any reservation made under false pretenses will be subject to forfeiture of advance payments and deposit.

3. This reservation is not binding until tenant has executed a lease agreement outlining all terms and conditions, and confirmed the reservation with a non refundable down payment within 7 days.

4. Tenant understands these properties are individually owned, and equipped according to the tastes and preferences of the owner. No guarantees can be made to the guest about expectations of quality of furnishings. Agent will make every reasonable effort to have any malfunctioning appliances (air conditioners, hot tubs, dishwashers, televisions, etc.) repaired during the stay, but no refunds for inoperative appliances will be offered or expected.

5. All properties managed by Bella Beach Properties DO NOT allow pets. Evidence of a pet in a property will result in eviction and forfeiture of rent.

6. All properties managed by Bella Beach Properties are NON-SMOKING.

7. A deposit of $400 is due for condos and $1000 for our beach homes at time of reservation and is payable via Visa, MasterCard, or Discover. The deposit is a portion of your rent and will be applied to your grand total, therefore WILL NOT be refunded at departure. The property is inspected before tenant's arrival and after tenant's departure, and the card will only be charged additionally if problems are noted and will serve as insurance against excessive cleaning, damage, theft or unpaid balances. Should property damage occur during a guest's stay, it must be reported immediately in writing, to Bella Beach Properties.

8. Check-In time is at 3:00 P.M CST; keys are to be picked up at the Bella Beach properties customer service center, located at 25042 Perdido Beach Blvd, Orange Beach, AL 36561 (on-site of Windward Pointe condominium).Check-Out time is at 10:00 A.M CST. Bella Beach Properties asks that dishes are washed and put away, used linens and towels are in a pile, and trash is removed upon departure.

9. Payments on rentals can be made by personal check, Visa, MasterCard or Discover 14 days prior to check-in. Any payments made within 14 days of arrival are to be made with Visa, Masterard, Discover, or guaranteed funds (certified check, cashier's check, money order, traveler's checks, cash).

10. All rental rates are subject to a $35 processing fee and all applicable taxes (11% lodging tax).

11. Cancellations for daily/ weekly CONDO rentals made more than 30 days prior to check in will forfeit $65. Cancellations made 30 days to 14 days prior to check in will forfeit initial deposit of $400. Cancellations made within 14 days of check-in will forfeit the full amount of reservation. BEACH HOME cancellations made 30 days prior to check in will result in forfeiture of $1000. BEACH HOME cancellations made within 30 days of check in will result in forfeiture of the FULL amount of the reservation. Cancellation or early departure due to inclement weather DOES NOT warrent a refund. Guests are not permitted to sub-let the rental property.

12. Additional provisions and conditions are outlined in the lease agreement. Guest will advise themselves of all provisions prior to execution of agreement, and abide by same.
